Outcomes
- Identify differences
- Prioritise and resolve material differences
iXChange analyses matched data from both data sources to identify differences at the valuation date.
Real-world datasets rarely overlap completely. iXChange identifies expected variances and highlights material discrepancies for review.
01 · IMPORT
Bring your data sources together.

Direct ARGUS Enterprise Integration
Import valuation data directly from cloud-hosted ARGUS Enterprise databases.
Excel Data Imports
KEL Sigma and MRI information is imported through Excel files.
Tenancy schedule information from Yardi, MRI Qube, MRI Horizon and TRAMPS can be imported using suitably structured Excel extracts.
Import updated valuation data for each reporting period, supporting an efficient and consistent valuation reporting process.
02 · DIFFERENCE ANALYSIS
Compare what matters.
Select the information to compare and apply Difference Analysis Rules to:
- Set de minimis thresholds.
- Account for known and expected differences.
- Control which differences are shown or suppressed.
Reduce time-consuming manual comparisons while improving the accuracy and consistency of property information.
03 · DIFFERENCE REPORTING
Meet reporting and reconciliation requirements.
Difference Reports help complete required reconciliation exercises, prioritise material differences and document results for review and audit.
iXChange reuses established matches and comparison rules to reduce professional time spent cross-checking information, improve data quality and make recurring valuations more efficient.
Investors can use the Excel Difference Reports in their own reconciliation processes to record explanations, resolutions, responsibilities, completion and review.

Manage your risk
- Most data differences are not material to the Fund value.
- But what about the one data difference that is material?
- How much appetite does your business have for avoidable risk?
